Capitol Hill Open Houses for Sunday May 20

With the beautiful spring weather we’ve been having, I’d love nothing more than to sit out on my screened in front porch with a frosty beverage.  Followed by dinner on my back patio deck,  surrounded by the mature plantings in my large established garden. 

Only I don’t actually *have* a screened in porch or a large established garden – but you can!

There is a beautiful corner Wardman open this Sunday from  1 – 3.  Listed at $699k, 1501 D St, NE  retains all the charm of its original plan and details, but with central air, granite kitchen, gas fireplace, insulated windows, garage, finished basement and enclosed air conditioned porches.  My favorite parts of the house, though, are the rare and lovely outdoor spaces , including the shady screened in front porch and beautifully landscaped back and side gardens.

Capitol Hill Open Houses for Sunday May 6th

I’m really digging the crop of developer rehabbed houses popping up now, predominately in the NoMa and H St Corridor neighborhoods.  These are exciting, vibrant urban neighborhoods.  What’s more, since they are not in the official Capitol Hill designated historic district, developers and homeowners have a bit more leeway to do some very interesting things.

Case in point, I toured the newly listed 241 K St NE earlier this week with its developer,  Darryl Pounds of Pounds Properties.  Listed at $699,900. 241 K St NE has 3 bedrooms, 2 full baths and (get this) 3 car parking!   It’s an 1890 Victorian that’s been given a cool modern makeover with hardwood flooring, recessed lighting, exposed brick walls, Bosch appliance suite, Porceleonsa baths, large bedrooms & generous Southern exposure on all levels.  It’s a couple of blocks away from Union Station, the burgeoning H Street retail district &  the soon-to-be open Giant grocery store.

Like everyone else  who’s been on the Hill for any length of time (say longer than a couple of hours), I dream of an East Capitol Street address.  There’s a lovely home at 1313 East Capitol Street SE that’s been haunting my dreams for awhile.

Sunday Opens for March 25

I’ve written about the condos at 315 G St, NE before but there’s more news to report.  I’m representing a buyer who is purchasing one; we brought in our home inspector last week to give both the unit and the building a thorough once over. 

Happy to report, both the unit and the building passed with flying colors!  The finishes, materials and workmanship received 2 thumbs up from our inspector.   I’m keener than ever on this super building in a terrific location ; the condos are brand new with great light and style.  There are a few floorplans to choose from (both 1 and 2 BR’s, ranging in price from the high 200′s to the mid 300′s).  They will be open this Sunday from 1 – 5.  The rest of the Cap Hill Sunday opens are posted here.
